This private residence sits directly on the water in Jolly Harbour, on Antigua's west coast. The commission is a second-level addition to the existing beachfront home — new construction rising off the original footprint, framed in timber under a pitched roof, facing the ocean.
FRagments Architecture is delivering the project full service — architectural design carried through construction administration, alongside interior design for the new level. The client's photos are being shared here with their permission, as a record of the build in progress.
The addition sits directly above the original structure, working within its footprint rather than expanding the building's ground presence. Timber framing and a pitched, exposed-rafter roof were chosen to keep the new level light — visually and structurally — over the concrete block below.
Openings are oriented toward the water. As the framing has gone up, the priority has stayed consistent: the new level should read as a natural continuation of the house, not an addition bolted on top of it.
The Jolly Harbour Residence is currently under construction, with delivery expected over seven months from groundbreaking. This page will be updated as the project moves from framing into enclosure and finishes — and again once the addition is complete.
Alongside the studio's heritage and commercial work, it's a reminder of where the practice started: private residential commissions, delivered full service, on the client's own site.
